Designing Your Own Cyprus Property

There is more than one option for consumers looking for Cyprus property, you can either purchase land and housing already zoned and completed for purchase or if you prefer to individualize it to your own personal tastes, you can build on your own after retaining your Cyprus land. All Cyprus land is zoned for either residential, agricultural, industrial, retail or tourist zones and building laws follows much the same as in the United Kingdom today. The residential and agricultural zones are applicable for the ‘design and build’ projects for Cyprus.

With residential plots there is a density factor of 90% that pertains to the amount of land a property can be built upon. Not only does this amount of space include the actual square footage covered area, but also attachments such as verandas and garages. Normally only 2 storeys are allowed but in some cities 3 storeys are acceptable mostly when pertaining to apartment buildings. You must take into account the total square footage of the entire structure for the density factor and not just the 1st floor ‘footprint’. In terms of location within your plot of land, there must be a distance of 3 meters between any border of the property and any side of the actual structural building. This consequently enforces a minimum of 6 meters between houses.

If you are looking to build on any agricultural plots, the rules for residential plots still apply with a few modifications. You may only build one dwelling and the density factor of agricultural plots is significantly lower – anywhere from 6% -10%. Because of this density factor you will need a larger plot of land than a typical residential one in order to build the same size dwelling. In many areas such as Kathikas, Droushia, Arodes and Neo Chorio areas there is the restriction that only bungalows are to be built since they are adjacent to the Akamas National Park.
